About this tool

EMI - Equated Monthly Instalment - is a fixed monthly payment covering both interest and principal, structured so the loan clears exactly at the end of the term. The word "equated" is doing the work: the payment is constant, but what it consists of is not. Early instalments are mostly interest, because interest is charged on the outstanding balance and that balance is at its highest. As the principal falls, the interest portion shrinks and more of each identical payment goes to clearing the debt. Two consequences follow. First, the total you repay can substantially exceed what you borrowed, and longer tenures make that worse even though they look more affordable monthly. Second, early prepayment is disproportionately valuable, because it removes principal before it has accrued years of interest.
